Balcony Repairs — SB 721 / SB 326
California's balcony inspection laws require multi-family and condo properties to inspect exterior elevated elements (EEEs) — balconies, decks, walkways — for structural safety.
What RPMC does — and doesn’t do
RPMC repairs balconies, decks, stairways, and walkways that a licensed SB 721 or SB 326 inspector has flagged as needing work. RPMC does not perform the SB 721/SB 326 inspection itself — that inspection must be completed by a qualified, independent inspector as required by law. Once you have an inspection report in hand, we handle the repair.
Who needs this?
SB 721 covers multi-family rental properties with three or more units; SB 326 covers condominium associations. Both require periodic inspection of exterior elevated elements and timely repair of any elements found to pose an immediate threat to health and safety.
